Day-to day property management
We offer transparent day-to-day property managment and client reporting. We will prepare your annual service charge budgets and a five-year service charge plan. We will tender all contracts upon renewal, with as much client instruction and involvement as you like.
Keeping you informed is vital for good customer service, and we pride ourselves on maintaining friendly relations with clients and contractors alike.
A bespoke maintenance programme
Regular site visits by your account manager as well as general maintenance operatives ensure we are always up-to-date with the condition of your property. We operate a 24-hour maintenance helpline for residents and we will liaise with previous managing agents and with all contractors to ensure you receive the very highest quality service.
Collection of monies
We will collect ground rent and service charges from the leaseholders, and carry out debt collection and enforcement where necessary.
All client monies are held in separate interest accounts and you do not incur any bank charges.
Insurance cover and safety compliance
We will ensure that your building is Health and Safety compliant, and we maintain a Health and Safety database on every property that we manage.
We also arrange building insurance and administration of all claims.
Help establishing Residential Management Companies
We can help you to establish a Residential Management Company for your property: we will file your accounts, appoint directors, organise AGMs and EGMs, and compile agendas and minutes. We also offer computerised property management accounting, individual client banking with Cater Allen Private Bank, and independent chartered accountancy and auditing services.
